How a crawlspace works

If your house has a crawlspace, you've probably noticed the foundation vents on the outside of your home. The original purpose of these vents was to circulate and replace the air in the crawlspace with fresh air from the outside. For many years, this system appeared to work very well.

HOWEVER, new scientific studies have shown that conventionally vented crawlspaces may not only cost you more energy dollars but may also cause serious threats to your indoor air quality.

How our homes breathe

Outside air enters your home's crawlspace. When the hot, moist outside air meets the cool surfaces inside, condensation occurs, which can lead to mold in your home. Even without warm, moist air entering through the foundation vents, or by condensation, moisture will still impact your home through the natural moisture vapors which rise from the ground below your home.

CrawlSpace Technologies is a system that was developed for closing and protecting your home's crawlspace. Using innovative technology, the CrawlSpace Technologies system reduces moisture underneath your home which can lead to lower energy bills and improved indoor air quality.

What can be done to remedy the multiple sources of moisture in your crawlspace?

With CrawlSpace Technologies, natural ground moisture vapors and hot humid air entering through the foundation vents will be a thing of the past. This advanced technology protects your home from the bottom up and controls moisture with:

  • High-quality reinforced vapor liner to cover the ground and part of the wall
  • Tapered seams
  • Sealed foundation vents
  • Mechanical drying

Crawlspace Floor Covering

Our 20-mil crawlspace floor covering consists of two sheets of high-strength virgin, polyethylene film laminated together with a third layer of molten polyethylene. It is made to withstand temperatures from 180˚ to -70˚ F. The white outer layer contains UV inhibitors and thermal stabilizers, and the black outer layer(s) contains carbon black to enhance outdoor life. The white outer layer is also designed to reduce heat build up and condensation. A heavy scrim reinforcement placed between these piles greatly enhances tear resistance and increases service life. The heavy-duty diamond reinforcement responds to tears immediately by surrounding and stopping a tear.

Crawlspace Drain Line

Our 4" pipes are made with high-density polyethylene, perforated single wall, corrugated pipe. The slits are cut 120˚ apart and the pattern is rotated 60˚ every other valley. The sock that covers the pipe is made of polyester, knitted material which keeps silt and dirt from entering and clogging the drain.

Hygrometer Station

Brasure's is one of the few companies in the area to offer YOU the ability to monitor YOUR crawlspace humidity levels! We offer a 2-part hygrometer which offers: wireless temperature and humidity, remote auto scan, wall-mount or desktop option, and indoor and crawlspace monitoring. The sending unit is in your crawlspace. The large easy-to-read LCD display unit is placed in your home so that you can monitor the humidity in your encapsulated crawlspace from a convenient location. We recommend that the humidity stays between 45% and 65%. Some reasons the humidity level might be high are broken pipes, the dehumidifier is not working properly, the sump pump is malfunctioning, or various other reasons.

Termite-Resistant Bora-Foam

Brasure's uses Termite-Resistant Bora-Foam to enclose and insulate your crawlspace. Bora-Foam is the first termite-resistant, expanded polystyrene insulation designed for basements and enclosed crawl spaces. Not only does this Bora-Foam product provide up to 20% energy savings and passive geothermal gain, but it can also fix mold and moisture issues and reduces your carbon footprint – not to mention your heating and cooling bill. Bora-Foam has been thoroughly tested, is safe for handling and is noncorrosive – and termites hate it. Proven to meet – or exceed – building codes, Bora-Foam is puncture resistant, won’t cut your hands, is suitable for all areas of termite risk and is itch-free, unlike traditional batten insulation. Bora-Foam is made using 10-15% recycled content and is 100% recyclable!
